One of the most stressful
times in your life is trying to sell one home and buy another. Yet until
you sell the home you live in, you usually run the chance of losing the
home you want to buy to another buyer who doesn’t have to sell their home.
So if you need to sell your home quickly, here are some tips to help you
increase the traffic to your home. After all, none of us wants to spend
time fixing up, cleaning up and sprucing up for an open house only to have
no one show up. That’s mentally and physically exhausting.
Whether your home sells is generally based on two things. The first is the
asking price and the second is the condition of the property. When you’ve
priced your home correctly and you’re in a balanced buyer and seller
market, there should be plenty of showings and plenty of interest.
However, if you’re in a slow buyer’s market, where there are more homes
available than qualified buyers to purchase them, then you may have priced
your home correctly, but not quite low enough to get a fast buyer. So if
you find yourself in that market, here are a few ideas to attract people
to your home over others in the area.
Weekday Evening Open House
Weekends are a popular time to hold open houses and buyers are so busy
traveling from one to the next, they have a hard time concentrating. In
addition, many families are tied down by other commitments on the weekend
such as sports and other activities. |
So, having an evening open house during the week makes your home stand out
from others.
Bake Goodies
You don’t have to be a pastry chef, to make the house smell good. Make
sure you offer up some goodies such as cookies or snack items. Or, you
could put out cheese and fruit. Make sure it’s something people can pick
up and walk around with.
Offer Bonuses
While most sellers want to lower the commission, you’d be surprised how
quickly you can sell your home when you up the anty. Or, you might want to
offer a bonus to the Realtor that brings you a buyer.
Special Financing
Another idea is setting up a special loan program that is offered just on
your home. I’m sure you’ve seen this done with many builders. All it takes
is a phone call.
Make The Sign Visible & Informative
Some buyers don’t want the hassle of calling a realtor just to find out
how many bedrooms you have. There is a lot of technology available that
will allow your potential buyers to call a number posted on your “for
sale” sign where they will get an audio description and price for your
home. So be sure to ask your Realtor about that.
