I have countless horror stories of new construction buyers who didn’t do their homework and ended up with their nightmare home versus their dream home. Rule #1
Never Assume
Don’t believe everything you hear regarding the homesite. No matter what anyone tells you, check and double-check everything yourself and get as many assurances in writing as you can.

Rule #2
Get Average Prices
Next, gather information on the land values in your area. You can get these through your real estate agent. Look at their land estimates and weigh them based on what you’re looking for in a property.

Rule #3
Lot Sizes
Keep in mind that a large lot,

although wonderful, may cost you more than you think. Depending on its location, you may need additional funds for connecting utilities, driveway, landscaping and upkeep. Be sure to factor in all of your costs.

Rule #4
School District
Just because a site is located in a city with a great school system does not mean your children will attend that school. Sometimes, the new construction areas are sent to schools outside the area.

Rule #5
Check Plans
Even if other houses surround the lot on all sides, and the seller assures you the lot is buildable. Go to the village offices and double check the zoning, planning and tax situation. Also check out the municipal plans. The last thing you want to do is buy a site and find out, while you’re constructing your dream home, that a major highway is planned for your backyard.
